Navigating the changes to the Building Safety Act 2022 for buildings over 18 meters

The Building Safety Act 2022 places greater fire safety obligations on the persons and organisations involved with managing buildings above 18 meters. This person is known as the “accountable person” that has all management obligations for their development. As these responsibilities are onerous, many “accountable person(s)”, will appoint a professional managing agent, like Realty Management Limited, to assist as the Joint Accountable Person to ensure that there building is well maintained, and that all regulatory matters are adhered to, providing a service that will bring the buildings to a compliant standard, and ensure that these are maintained at the required level of compliance.

This includes registering the building(s) with the Building Safety Regulator, and working with specialist consultants to produce a Safety Case Report. Realty professionally collate the required information and work with consultants to compile the Golden Thread of fire safety & structural information, and work with specialist consultants to produce a Residents Engagement Strategy.

When appropriate, Realty will then apply to the Regulator for a Building Assessment Certificate, and would arrange regular testing of fire safety equipment and retain records of such testing for inspection by the relevant authorities and the Building Safety Regulator.
