At Realty our aim is to ensure that you are receiving clear and concise communication, a quality service and value for money at all times.
This service is delivered predominantly by your dedicated Property Manager, who is supported by a Property Assistant. We understand the importance of continuity of the person managing your development, ensuring that they are regularly engaging with boards of Resident Directors to provide professional solutions, and keeping residents updated about the issues affecting their block.
Our Property Managers spend client-money with the care that they would their own and we carefully manage the quality of all contracts against tried and tested specifications and high quality benchmarks.
We have specialised exclusively in residential property management since the early 1980’s, during which time we have built considerable first-hand experience managing one of the most diverse portfolios in the country. We manage hundreds of developments across the region today, containing a variety of apartments, houses and commercial premises, demised under a mixture of tenures.
Making a Change as Easy as Possible
Changing Managing Agent’s can seem like a daunting process, but at Realty we make this process as smooth as possible for our Clients.
We normally will request an initial meeting with Resident Directors, and to walk the development and view the current condition.
Prior to the meeting, it is helpful to have as much information as possible about the current management situation; any particular issues, worries or concerns you may have; a copy of a lease or transfer for one of the properties; and a copy of a current budget or previous years accounts, so that we are aware of the services currently provided.
Following the onsite meeting, we create a bespoke management proposal that is as unique as your development!
When we are instructed on a new development we undertake a thorough review of the condition of the building and the standards of the services being provided. Competitive tendering of regular services and the creation and implementation of a long term maintenance plan ensures that items requiring immediate attention and long term planning are addressed accordingly.
